The Partners at Oliver James Property Sales and Lettings are pleased to announce that their lettings arm merged with Pennington Properties who since 1982 have developed a reputation for providing high quality lettings and management services to a wide range of Clients throughout Cambridgeshire. The extended Company will initially operate as Oliver James incorporating Pennington Properties. There will be little change at Pennington Properties with all staff retained and remaining at Stukeley House with the exception of a presence at the offices of Oliver James at 4 Princes Street in Huntingdon where all properties will be advertised and let.

Information and Fees For Landlords

As you can hopefully see from the way we market our rental properties, this side of the business does not play second fiddle to our property sales. Since taking on our first fully managed property, on the first day of our doors being open, we have built up an impressive portfolio of high quality, fully managed properties across the region.

As a true independent we can tailor our service to meet your individual needs, whether that be simply finding you the perfect tenant or full property management we have the expertise to ensure your requirements can be met.

Due to this flexibility, our fee, depending on the level of service required does vary but what we can promise you is that our fees are completely transparent. There are simply no additional charges and we operate a strict “No Let, No Fee” service, so in the unlikely event we are unable to find you a tenant then you wouldn’t owe us a penny.

We see it as a great honour and a testament to the standard of service we provide that a substantial proportion of our new Landlords have come on board with us through a personal recommendation from one of our existing clients.

Information For Tenants

 

As of the 1st June 2019, The Tenant Fees Act prohibits all Agents and Landlords from charging a tenant for anything required for the 'grant, continuance, assignment, termination or renewal' of an assured shorthold tenancy agreement.

To proceed with a property each applicant over the age of 18 years old will be required to be referenced and will be required to provide photographic identification and proof of address/residency.

A holding deposit of the equivalent of one weeks' rent will be requested at point of application. Until payment has been received viewings will continue on the property.

Should the tenancy then not proceed due to the decision of ourselves as agent or the Landlord then this will be repaid to you in full. A decision on this will be made within 15 days of the payment being made and the holding fee returned to you within 7 days of the decision being made not to proceed.

This payment though will not be refunded in the event that you withdraw your application to rent the property, you fail your right to rent checks or you provide false or misleading information on your application form leading to the application failing.

Should the tenancy proceed as planned then the holding deposit will be deducted from the amount of security deposit payable on the tenancy start date.

The security deposit for each property is the equivalent of 5 weeks' worth of rent. This is fully refundable at the end of the tenancy so long as all obligations under the tenancy agreement are adhered to. The security deposit will be registered under one of the government approved schemes.

Conversions and New Builds for the Rental Market

We have been fortunate enough to establish close working relationships with a number of local builders and property developers who have converted and purposely built residential units for the rental market. This has included developments of all scales ranging from a couple of units in a rural village location to a converted office premises in the centre of town providing 10 brand new apartments.

We can offer advice on how best to maximize the potential return from a development and can aide decisions being made at the early stages of planning before any physical work is undertaken.
