To achieve the best value for your home, a chosen agent must be working with your best interests at heart – not overvaluing to win instructions or undervaluing to achieve a quick sale – pricing the property correctly will entice buyers in to view whilst maximising the value.

There is more to valuing a property than going online, checking comparable sales and taking an average, or working on £ per sq ft of recent sales in the area. 

A range of factors are to be considered and become key to the achieving the maximum value for your property.

  1. Area? Do buyers feel safe, is the are well maintained, well lit, are there traffic calming measures in the street.

  2. School catchment – properties within a good school catchment can attract a premium. 

  3. Are there good transport links, is the Train Station/Bus Station cyclable, walkable? In some cases, future developments of links, like the HS2/new A14 can have positive effects.

  4. The garden! South facing, well maintained, generous size, private?

  5. Has the property got potential? Can it in the future be extended? Property with approved planning permission can be a real plus factor and can increase the value.

  6. What is the internal floorplan of the property like? How is the property laid out and what does the space feel like? Is the accommodation versatile and workable to different needs?

  7. Condition? How is the property presented, is it all cosmetic work required or are further remedial works needed?

  8. Is the kitchen the focal point of the property? The kitchen is one of the most important factors considered when buying a property – it can be the deciding factor!

  9. An en-suite is always a value booster, or the potential to add one.  Two plus bathrooms can be essential for drawing the larger families in.

  10. Does the property have unique features/stand out selling points that cannot be seen anywhere else in your immediate vicinity?  This always helps to add that wow factor!
